"Roadrunner Retreat" can accommodate up to 8 guests and is a year round rental and may be rented by the day, week and month.

RENTAL RATES:  Rentals are by the night with a 2 night minimum.  Single night stays may be accommodated with an additional charge. $200 security/damage deposit. (see Requirements Section below for additional payment information)

There is a 10% discount offered for stays of 1 week or longer and a 35% discount for 3 weeks to a month based on occupancy rate. Rates subject to change please.

Payment is by personal check, cashiers check or money order.  We will accept VISA/Mastercard starting January 2007.

It is a non-smoking self-catering property.   All basic kitchen supplies, kitchen towels, bed linens and bath towels are provided and are laundered when guests depart.  A washer and dryer, iron and ironing board and cleaning supplies ae provided for your convenience.  All you need bring is your own personal bath items, hair dryer and if you are headed for Patagonia Lake your own beach towels.

Second "guest bedroom"has a very pleasant garden view and captures the morning sunrise.  Room has large chest a drawers and two large clothes closets.  Main bathroom with full bath and additional closet and storage is right next to this bedroom

REQUIREMENTS:

Guests must be 21 or over unless accompanied by a parent or guardian.

$200 securirty/damage deposit.

Rental fee/deposit must be prepaid in full within 7 days after booking.Advance bookings of 5 weeks or longer 50% of rental amount due w/deposit within 7 days terbooking and remainder due 4 weeks prior to occupancy.

Payment may be made by personal check, travelers check, money order or wire transfer or VISA/Mastercard as of January 2007.

This property is not rented to "groups."  No students, graduation groups, chaperoned or unchaperoned group are allowed. 

No RV's or campers may be parked on the property for the purpose of extra sleeping capacity.

CANCELLATION:The time factor is critical in vacation rentals and your reservation will hold this property off the amrket for a period of time.  If cancellation is made 30 days or more before occupancy date, only the rental fee will be refunded unless we are able to rebook the time that was reserved.  The security deposit will then be refunded less a $50 rebooking fee.  Less then 30 days before your reservation, only the deposit will be refunded if the full rental fee payment has been made.   The rental fee will only be refunded if we are able to rebook the time that was reserved.  Rebooking fee is $50.
